Power of a Positive Mindset, Healthy Body, Good Career and Great Family! - Self Help

Make having a positive mindset a habit.

Your life is the result of the mental habit you have formed -- the ways you have learned to think. To make any lasting change in your outer life, you must first change your thoughts -- your inner life. Negative thought habits are difficult to change, as is any bad habit.

First, change your vocabulary. Eliminate words like "can't," "won't" and "failure."

Second, perform one unselfish service each day. Doing something as simple as offering a ride home to a co-worker is a good start.

Third, stay away from chronic complainers and other negative people as much as possible.

Forth, make a list of the major traits, habits, attitudes and skills that will exemplify the ideal you.

Finally, remember your goal is to be fulfilled in your personal life and career at a mental, spiritual, physical, financial and social level.

Improve your Health (both physical and mental).

Improving and maintaining your physical health means doing all the things you know you should be doing but might not be doing. Eating right. Getting enough rest. Exercising regularly. Going to the doctor regularly. If your idea of nutrition is McDonalds you'd better think again. And if you can't hold yourself to these ideals you need to hire a personal trainer who will hold you accountable.

Tending to your mental health means everything from keeping your mind constantly stimulated (use it or lose it) to taking your vacations to avoid burnout. Just like your body your mind needs a mix of proper nourishment and rest.

Choosing a Career

Many people are taught today to go to school, get a job and you'll be set. My question is set for what? Have you really looked? If you go to school you will have to pay thousands of dollars to get a job. I say again that a JOB is all you get. You spend 8-10 hours a day with people you don't love. All you are doing at a job is helping the business owner make more money while he pays you little money. Don't get me wrong I think education is a wonderful thing, but I would rather spend the thousands of dollars building a business that I control. I would rather spend those extra 8-10 hours a day with my family, and build wealth for my business instead of someone else's. It costs $30,000 dollars or more depending on which school you go to in order to get a bachelors degree. You can easily spend $3,000-$5,000 on a home based business and make a 6 figure a year income in your first year. Go to school for a great education but don't go to school for a job; you will regret it as mos t of my friends have.

Family & Friends

The next step is to spend time with your spouse and children. Time spent with family members indicates the intensity of our commitment to them as valuable persons. I've heard it said "It's not the quantity but the quality of time you spend with a person that is important." However, I have learned that my family members do not always have their problems on my "quality" time. It takes quantity, as well as quality, to develop lasting relationships.

Have plenty of friends. Work on having several friends so that someone is always available when you would like companionship or support. Expect to have many friends because you are worth it. Relying on only one or two people puts too much pressure on everyone. Some people like to have more friends than others, so the number is really up to your own sense of what you need; a good goal for most people is to have five close friends.

If you focus on keeping a positive attitude on everything you do, you will attract better friends, a better career, a healthier lifestyle and a wonderful life. Good luck to all!

What is an FHA Home Loan and How Does it Work? - Real Estate

An FHA home loan is a government initiative to get families with lower incomes, lessened down payment savings, or less-than-perfect credit scores into home ownership. If you're interested in an FHA home loan, keep reading for some answers to frequently asked questions.

What is the FHA?

The FHA stands for Federal Housing Administration. Alongside HUD (Department of Housing and Urban Development), they offered FHA Home Loans.

What are FHA Home Loans and How Can They Help?

The first distinction between an FHA home loan and a standard bank loan is that you're not borrowing money directly from the FHA. Instead, you're borrowing from a bank, but that loan is insured and supported by the FHA.

Because the FHA insures your mortgage, the qualification requirements are looser, making it easier to qualify. Also, you don't need a perfect credit score to qualify.

Do I Still Need a Down Payment?

Yes, but it's low. The minimum down payment requirement for an FHA home loan is 3 percent, which is significantly lower than the 10 to 20 percent required by most lending institutions.

If the FHA Insures My Loan, Do I Need Mortgage Insurance?

No, another advantage to an FHA mortgage is that because the FHA is insuring the loan, you don't need to pay for expensive private mortgage insurance (PMI). PMI is charged when a homeowner pays less than the standard 20 percent down payment on a house.

What are the Eligibility Requirements?

Typically, you need a social security number, lawful residency status in the U.S., and be at least 18 years old. The lender will then verify your income, liabilities, assets, and credit rating to ensure you are a good potential home purchaser.

FHA home loans don't typically have maximum income caps on them, but some income limits may be present on the down payment assistance programs, depending on your region and the size of your family.

Can I Get a Renovation Loan Too?

Yes, the FHA offers Home Loans for fixer-upper properties as well. Referred to as HUD's 203(K) program, this unique federal initiative allows you to purchase or refinance a property and include the cost of repairs and improvements into the value of the home. Of course, this initiative is only available to homeowners who plan to actually live in and occupy the home.

There are a number of good reasons you should ask your lender for an FHA Home Loan - it's easier to qualify, the down payment needed is low, it costs less and the FHA is committed to keeping you in your home, even through the hard times.

Difference Of Home Conversions And Home Extensions - Family

Conversions

Many homeowners are looking for creative ways to enhance their living space. It is no secret that families tend to outgrow their homes. Even though homes are seen as rigid investments, families prefer to move to a new house that will accommodate them better, rather than consider home conversions or renovations.

However, today's uncertain housing sector makes it difficult to find a home that you like for the right price. Home conversion is one smart way to improve your living space without uprooting your family.

Difference Of Home Conversions And Home Extensions

There are many standards in home construction and reconstruction that homeowners do not fully understand. Home conversions and extensions are more cost effective for families who have specific needs. Home conversion is a term used by builders to better use vacant rooms like an attic or a basement. By converting specific rooms, you can add value to your home without adding floor space.

Home extensions aim to increase the indoor floor space by adding an extra room or an extra floor. These projects are more intrusive than home conversions and are more costly to build. At the same time, home extensions are subject to building codes and restrictions imposed by neighbourhoods. Home extensions effectively increase the footprint of the house; whereas, home conversions optimise the space available to the current home. Home conversion is the cheaper and more efficient building project out of the two.

Considering Home Conversions Projects

This is not to say that home conversions are infinitely better than home extensions. It all boils down to specific needs, what you can afford, and what seems timely to do. Home conversion is a considerable investment that homeowners should think twice. As a homeowner, you have to decide what the projects will accomplish in your home. Do you need a new room for your maturing son? Perhaps you decided to start a home business and you need an office in the attic. How about finally having the media room that you always wanted? Whatever the push factors are, home conversion should be in line with your budget, and you should have the right financing to complete the job.

One should consider the extent of the changes needed to complete the home conversion. Simple jobs only need a competent interior designer and a good paint job, but major home conversions may require you to overhaul the structure of the room. For example, effective media centres need soundproof walls that a simple paint job won't accomplish. You might need to increase the height of the ceiling and modify the roofline. If you plan to convert your attic, you might need to add extra support to the flooring to accommodate the extra weight since attic flooring is only necessary to hold the ceiling. In these examples, we notice the importance of considering every angle before committing to a project.

Dealing With Planning Permits For Home Conversions

If the magnitude of change required in home conversion extends to the exterior of the home, you will need to obtain a project permit from public agencies or community associations. The best way to get through this is to find a local contractor, since they have ample experience in dealing with planning permits. When a complication arises, your trusty contractor can deal with it on his own or advise you if needed. You can also consult your architect to ensure that his proposed plans do not violate building and planning policies. Planning permits represent a considerable cost in the overall project. Thus, you should know better than to ignore these regulations.

Finding A Good Builder

The biggest key for a successful home conversion project is hiring the right people for the job. Since you have a set budget for this project, a sloppily done project will run over cost. In addition, any hiccup by your contractor is not only a source of financial deficit, but will also result in endless delays. The best way to select a contractor is through referrals. Ask your friends and family if they know someone who has worked for them. This way, you are getting sincere advice and positive feedbacks from referrers. It is highly recommended that you source a contractor locally because they have the experience to run through the permits and other hoops.

Before you move forward with negotiations, do your own research on cost estimations and supplies, so you can better understand how the project will be done. With research, you can better monitor the running cost of the project. A hands-on approach is important in monitoring a home conversion project. Finally, do not sacrifice quality over cost. The aim of home conversions is to increase the value of your home. If you add low-grade materials, your house will depreciate faster than you first expect. Settle for middle class materials if you do not have the budget, or save the money and reschedule the project until you have enough funds.

Approaching Home Renovations and Repair - Home - Home Repair

With a daunting economy and the housing market in a slump, most Americans are being forced to live within a budget. You might be in a financial dilemma, deciding whether to sell your home, possibly being forced to cut your losses or making the best of what you already own. If you decide to stick it out where you live, then your money can be wisely spent on doing your own home repair. The following tips should help you along the way.

First, approach this project as if you were in the market to buy a home. Set aside a weekend to get to know your home. Take a pen and paper and walk through every room of the house. Next, walk around the outside of your home. Write down everything that needs to be repaired and improved.

Ask a few questions. Do you have enough bathrooms? Do you need more closet space? Are there enough cabinets in the kitchen and bathrooms? Are the walls and ceilings crack-free? Are the floors and stairs in good shape? Do you have any wasted space in your home? Do you need to replace old shutters? Are all of the stair rails solid? Decide what factors would make a difference to you and your family.

Now sit down and divide the issues into two columns-one for necessary repairs and upgrades, and the second column is for unnecessary upgrades that will make living more comfortable without costing you a bundle. Do some research and find out what increases a homes value.

Little things that you used to consider annoying but have gotten used to will be a complete annoyance to a new home owner; fix them. A leaky faucet, cracked or broken windows, a hole in the wall, loose or broken bricks, doors that dont open and close properly, locks that are broken, cabinets that are in poor condition, all need to be repaired or replaced.

Now work on a housing repair or replacement budget. If you do not have the cash on hand you may consider an FHA Title 1 loan for livability repairs, a bank Home Improvement Loan for essential repairs and non-essential upgrades, or a Secured Loan for those of you with investment funds. Research and take the loan that best suits your needs.

You will now need to decide whether you will be doing the work yourself. If you are adding on an entire room or expanding a room, you will probably need to hire an architect. You dont want to knock down a wall that might be necessary. If you do not have a lot of free time or are unsure of your abilities you will need to hire reputable contractors to do the repairs or upgrades.

Remember that improving your living conditions or preparing a house for sale takes time. You want the repairs and upgrades done correctly so they will stand the test of time. Whether you are doing the repairs or upgrade yourself or hiring contractors, make sure that all of your needs are being met.

Is it Really Possible to Start and Grow a Home Based Business While You Still Have Your Job? - Business - ECommerce

Yes is the Simple answer to this question. You are capable of doing both. First you must have the drive and desire to improve your life. You will need to be very focused. Once you have focused on your goals and your business niche, time management will be one of the key factors in your ability to take action and keep moving. You must be willing to make the time needed. Maybe you have extra time in the morning, or possibly at night, after the children go to bed. Those that become truly successful seem to find the time. You must reprogram yourself to look at your home based business as an opportunity. The effort you put in now can change your future. Your business can provide the money for all the things you want for you and your family. It can also provide you with more time and liesure activities. Change your thinking to look at it as the perfect computer game. Your actions in this game will cause you to learn, to be creative, and to make money.

Patience will be very important. Don't try to do everything in one day. The important step is to do something to move your internet business forward each day. Doing a little each day will soon add up to real accomplishments, ones that you will be proud of and will help you succeed. The start of your business will require some extra work, but much of that is one time tasks. Take email campaigns for example. The emails you have placed in your campaign will be there to greet every subsequent subscriber. That one time work can make you revenues well into the future. A salesman sitting face to face with prospects must repeat the important points over and over. Every new subscriber will receive the welcome message you have already prepared. Emails you construct today will be there to greet subscribers long after you have written them.

That is not to say you won't have work in the future. Building the starting blocks, a website, email campaign, and such are one time chores. For you to have a bright future, you want to be able to be free to market your business and website. Do not be a slave or employee to your business, be the driving force by working on your marketing.
